How it works

Easy to start. Hands-off after that.

No software to learn and nothing to install. We plug into how you already run things.

  1. 01

    Tell us about your rentals

A few quick questions by email about your buildings, tenants, vendors and how you like things done.

  2. 02

    We set up your desk

We gather your leases, rent roll and vendor list, and give your tenants one number and one inbox to reach us.

  3. 03

    We run the day-to-day

Tenants get answers, repairs get done, books stay current. You approve the big decisions and get a monthly report.

What we handle

Everything that lands on a landlord’s desk.

The daily work of running rentals, done remotely and reported back to you.

Tenant emails & calls

One number and one inbox for your tenants. We answer, log every request and keep everyone in the loop.

Rent reminders

Friendly reminders before the due date and a clear record of who was reminded and when. Tenants keep paying you directly.

Late notices

Courteous follow-ups and late notices prepared on your schedule and sent only with your approval.

Repairs & vendors

We take the request, call your plumber or handyman, schedule access with the tenant and follow up until it’s fixed.

Lease renewals

We track every expiration date, prepare renewal offers for your sign-off and chase the signatures.

Books & owner reports

Income and expenses categorized, receipts filed, and one clear monthly report on every building.

Compare

The support of a full office. A fraction of the fee.

A typical property manager takes a percentage of your rent and the decisions with it. We take neither.

FAQ

Questions, answered.

Are you a property manager?

No, and that’s on purpose. We’re a back office. You remain the owner and the legal manager of your property. We don’t collect or hold rent, sign leases on your behalf or act as your agent, and tenants keep paying you the way they do now. We handle the communication, coordination, paperwork and bookkeeping around it. You make the decisions.

Do you handle rent payments?

No. Rent goes straight from your tenants to you. We send reminders and late notices, track who has paid, and keep your books current.

Who decides on repairs and spending?

You do. You set a limit for routine repairs, and anything above it waits for your OK. We work with your vendors, or help you find new ones.

Where do you work?

Everything is remote, so we can support landlords anywhere in the US. We’re starting with owners in New York and New Jersey.

Is there a contract?

No. It’s month to month at $20 per unit, with a $99 monthly minimum. Cancel anytime, and we’ll hand back all of your records.

How many units do I need?

Any number. Owners with one to four units pay the $99 minimum. From five units up, it’s simply $20 per unit.
